Closing Information

Buyers
What you need to bring to closing:

1. Photo ID (if VA or FHA loan please bring another form of identification as well).
2. Certified funds, if the amount due is more than $5000.
3. Personal Checkbook, in case the amount needed at closing changes because of the lender or closing attorney.
4. Original executed Power of Attorney (if one party is unable to attend the closing).

Sellers
What you need to bring to closing:

1. Photo ID.
2. Home Warranty Information (if applicable).
3. Original Official wood and termite inspection report.
4. Copy of repair bills (paid or unpaid) (if applicable).
5. Keys/Garage door openers to the property.
6. Original Executed Power of Attorney (if Applicable).

Real Estate Agents
What we need prior to closing:

1. Signed Contract along with any and all addendums (can be a copy).
2. Contact numbers and email addresses of the buyers and sellers.
3. Name and number of lender/broker.
4. HOA information  (contact name and phone number).
5. Official wood and termite inspection report.
6. All payoff information and contact information for each loan. (account numbers, social security numbers for all parties involved).
7. Information for funds being held in escrow at closing (if applicable).
8. Copy of repair bills (paid/unpaid) if applicable
